Story Selling: A Record Sale at The Courtyards at Punahou

I am excited to announce the successful sale of my listing at The Courtyards at Punahou, located at 1740 South Beretania Street in Honolulu. Suite 18 sold for a record price of $1,415,000 in just 60 days, making this sale the highest price per square foot ever recorded in that building. In addition to selling for a record price, Suite 18 went into escrow quickly while several other units had been sitting the market for many months. The swift and successful sale of Suite 18 is due not only to the power of the Sotheby’s brand, but also because it was sold with a story.

The Courtyards at Punahou is a high-end condo building in the heart of Honolulu. In fact, it is one of the most luxurious condo buildings on the whole island. Complete with five star amenities and services, this building offers a luxury lifestyle like no other. Two secure elevators open into your own private vestibule inside the unit, providing uncompromised comfort and security. Located on the sixth floor within the building’s preferred ‘Stack One’, this unit boasts bright and gorgeous views of the Central Union Church and breathtaking city lights. Centrally located, yet private and tranquil, Suite 18 at The Courtyards at Punahou offers residential living in the convenience of a condo.

My clients bought this unit in 2011 as a second home to use when they come to visit their family in Hawaii. It was a familiar place they knew they could come to when they needed a break from the rest of the world. To them, Suite 18 would be synonymous with vacations and holidays and time off. When my clients purchased this home, it was sold with a story of relaxing with loved ones in paradise. It was a story that they couldn’t resist and instantly knew they would purchase the unit. But time goes by and stories evolve, so my clients decided to sell Suite 18 in search of a new vacation home with a different story to offer.

The new buyers that came along intend to use Suite 18 as their new primary residence, as they have decided to downsize from a home in Kahala. With this, Suite 18 begins to tell a new story to these buyers; a different story than it had told to my clients when they purchased the unit several years earlier. These new buyers instantly fell in love with the brightness and openness of the unit. They began discussing which furniture would look best, where their custom Persian rugs would go and how sophisticated their dinner parties would soon be. These new buyers quickly began to associate Suite 18 with their own story that would set it apart from all the other units they saw.

People want to live out the story that a home tells. People buy a lifestyle. They want a home, not just a house. A home with a good story can elicit a lot more interest than a house with no story. This is the art of Story Selling. Story selling is about creating moments for pause that may otherwise be overlooked. It’s about triggering sentimentality, nostalgia and a sense of belonging. It’s about honoring and highlighting what a house is and can be. It’s not about being perfect, it’s about being engaging.

When I sold Suite 18 for a record price in just 60 days, I sold it with a story. My approach to selling this unit was about capturing the right audience instead of the broadest audience. Along with the power and wide reach of the Sotheby’s International Realty brand, I was able to market this listing to the most relevant and qualified group of buyers. I then made sure that every potential buyer who walked in was able to visualize their own personal story within the unit. And just like that, a home was sold. It is always an honor to be a part of my clients’ stories. My listings consistently sell for more money per square foot than the average home – and that is a direct result of story selling.

Spring into Action

On the mainland, buyers burrow out of the snowdrifts to fuel a housing frenzy every spring. Indeed, 60% of all homes on the mainland will be bought and sold from May to August. While Hawaii doesn’t have quite that fervor, spring is still our peak season for sales. Here are some tips to consider when selling your home in this busy and competitive period.

  1.  1. Curb Appeal: you don’t get a second chance to make a first impression. Fresh paint, clean and trimmed yard and fresh flowers by the entryway send a positive message.
  2.  2. Clean the Clutter: the buyers want to imagine themselves in the house. Lots of furniture and personal photos distract from that. You might even want to consider staging your home—it really works!
  3. 3. “Move-in condition”: while aesthetics are important, doors, appliances, and electrical and plumbing need to be up to code and in working order.
  4. 4. Partner with a reputable Realtor: List Sotheby’s International Realty agents will advise you how to price your house right for our current market, and guide you in a professional manner through this often-challenging process.

Kakaako Rising

Across Oahu, low interest rates and high demand are fueling a residential construction boom. From homes and town homes in Ewa to “gentlemen’s farms” in Waimanalo, and from a four-story complex of condos in Kailua to always-challenged housing projects on the North Shore, Oahu’s residential landscape is changing. But no place is changing as fast, or as visibly, as Kakaako. Long known for dusty streets of car repair shops and used furniture markets, Kakaako is speedily becoming a neighborhood of glittering high rises and mixed use areas. With 30 projects planned or under construction, the “state bird” of Hawaii is back in a big way. Cranes hover and swivel overhead (reminiscent of Waikiki in the 60s and 70s) as these new developments take shape.

From ONE Ala Moana (sold out in two days!) to 801 South Street and Howard Hughes’ Corporation’s house-sized units at Ward Villages-Waiea, Kakaako is entering a residential renaissance. As these developments are built and occupied, shops, vendors and restaurants will follow. List Sotheby’s is proud to be a part of this dynamic growth to an area often dismissed over the years as “scruffy”. One penthouse will list for 20 million dollars. Scruffy, indeed!

Captain Cook’s Connection

Sotheby’s London is in the midst of auctioning one of the largest original collections of British books about exploring and travel, including Captain James Cook’s voyages to Hawaii and the South Pacific. “Exploration & Discovery 1576-1939” will auction in four lots through 2015. This collection of British armchair adventurer Franklin Brooke Hitchings comprises 1,400 books. They are replete with stories of pirates, cannibals, and a hilarious engraving of an orangutang by a London artist who had no idea of the creature, but tried valiantly to follow the perhaps fantastical descriptions of a returning sailor who had stumbled across one in Borneo.

The collection also contains Captain Cook’s actual logs of his Hawaiian travels and discoveries. This includes 56 original pieces of tapa cloth that he collected in his travels, plus the only original map of Australia by Cook’s personal cartographer that is still in private hands.
